Avon Planning Commission still debating proposed housing development

AVON, Ind. -- The Planning Commission is still working to decide whether they will approve a new development that would build nearly 300 homes off a busy Avon road. 

The proposed Fairwood Development would be built off Dan Jones Road in a large open field. 

Dozens of citizens have shared their concerns with RTV6, including members of the Coalition for Responsible Growth in Avon. 

"The Fairwood PUD is a terrible idea," said Rian Wathen, founder of the Coalition for Responsible Growth. "It's 285 houses on an extremely busy two-lane road. It's not what the concept was intended for. They are allowing developers to set their own rules."

PUD stands for Planned Unit Development. It means the developers can create a unique and innovative project, combining commercial and residential into one space. 

In the case of the Fairwood, developers say it should be considered a PUD because there will be a small commercial building, a large common area and walking paths. 

"Right now, Avon has congested roads, overstressed infrastructure and underfunded schools," said Wathen. "High-density subdivisions only make all those problems worse."

The Town of Avon says some changes have been made to the proposal since it was first announced back in August. Including a reduced lot size from 300 to 285 and a new access road for the high school that would be built through the neighborhood. The proposal also now includes specific road improvements. 

The Planning Commision did not make a decision about approving the development at Monday's meeting. A spokesperson from the Town of Avon says the petition was continued to next month’s meeting so commissioners can work on the details of development commitments.
